Here are the three most common mistakes that people make when selling.

Price.
People price too high.
They live in their house, their condo.
They believe that it's worth more just because, I don't know, they live there, but it's not the case.
The market is the market.
Your house is worth what a buyer is willing to pay for it today.
The smartest thing to do when selling is to price your house at or slightly below where the market is.
A good real estate broker can tell you exactly where that is.
And if you do that, you're gonna get buyers coming and then the buyers compete with each other for your house and then the price goes up accordingly.
If you start too high and the buyers are right here, they're not gonna make an offer.
Everyone says, well, then just let them make an offer, we can negotiate.
But buyers don't think like that.
Number 2, people don't stage.
You got to stage, even if you still live there.
Have a professional come in, work with the furniture that you have, get rid of a lot of clutter.
All the pictures of the kids and the dog got to come off the walls.
We need to make it where a buyer can imagine themselves walking through your house, not walking through your house, imagining, hey, what you're like, Oh, is that where they went on vacation in 2002?
None of that.
If it's vacant, all the better, because then we can bring in staged furniture and show your home in the best possible light.
What we don't want to do is just put a for sale sign up and cross our fingers and maybe vacuum the rug a couple of times.
