Timelines before listing
One of the most common questions sellers ask is:
"How long will everything take before we go on the market?"
I’m Brendan Moran with Five Star Real Estate, and after helping hundreds of sellers over the years, we know that clear timelines and expectations make the entire process less stressful and more successful.
Step 1: Meet With a Real Estate Expert
The process begins with a meeting.
We’ll walk through your home, talk about the market, answer your questions, and if you decide to move forward with us, we’ll sign a listing agreement that outlines commission, timing, and next steps.
Step 2: Prepare Your Home for Market
We never just “slap it on the MLS and hope for the best.”
Getting your home “show-ready” is critical to maximizing your return. Here’s how we help:
Professional Staging
If your home is vacant, we’ll stage it.
If you’re still living there, we’ll work with what you have—sometimes just a few small edits make a big difference.
And yes, staging is included in our services at no extra cost.
Why? Because it works. Staged homes sell faster and for more money. We’ve seen it time and again.
Professional Photography & Video
Once the home is staged, we bring in our top-tier photographers and videographers to capture everything that makes your home stand out.
Step 3: Build a Targeted Marketing Campaign
After we have the visuals, we launch a strategic digital marketing campaign.
This isn’t just putting your home on Facebook or uploading it to the MLS and hoping it gets traction. We design highly targeted ad campaigns across multiple platforms, aimed specifically at buyers looking for a home like yours.
Of course, your home also appears on Zillow, Realtor.com, and all the top listing websites, but our secret sauce is how we maximize exposure far beyond those platforms.
Step 4: Handle Inspections & Disclosures
Before we go live, we’ll also talk with you about inspections and disclosures.
This is the time to get ahead of any issues that could impact a sale. Pre-listing inspections can give buyers peace of mind—or at the very least, clarity on what to expect.
We’ll guide you through which inspections make sense and help organize any required disclosure documents.
Step 5: Go Live & Schedule Showings
Once your home is live, the showings begin.
Realtors will contact us to schedule appointments.
The buyer’s agent will always accompany the buyer.
You’ll get advance notice and we’ll coordinate showings around your schedule.
We’ll also give you honest guidance on how long we expect it to take to sell, depending on current market conditions and seasonality.
The Bottom Line
A successful home sale starts long before your listing hits the market.
From staging to marketing to inspections, we handle every step so that your home makes the best impression possible—and sells for top dollar.
